- 1Write down how each room is actually used day to day, by whom and when.
- 2Set a total budget and a separate contingency before choosing materials.
- 3Decide early which items are fixed (structure, windows, plumbing locations) and which are flexible.
- 4Coordinate lighting, outlets and technology locations with furniture plans before wiring.
- 5Ask for sample boards and view materials in the room’s real light.
- 6Clarify who orders, receives, inspects and installs each item.
- 7Confirm lead times for cabinetry, stone, lighting and upholstery before setting a move-in date.
- 8Check HOA or design-review requirements for any exterior change.
